I know it can be annoying looking for answers online or getting your offer rejected. But I’m going to show you the truth or show you the right way to get into a home. I’m going to show you exactly what to expect and how you can get started buying a home in the Carson Park area.

I’ve been selling homes in the area for almost 20 years now and it helped thousands of families purchase just like you and I’m going to show you exactly what I’ve learned through the years, the mistakes people make and what you need to know to make sure you don’t get into a problem situation.
Step 1: Meet with an agent
You’re going to want to meet with a good agent such as myself that will know the market, know the prices, know the homes that are available and have a good relationship with other agents in the area. I can’t stress this enough, when you’ve got a good reputation like myself, the agents are going to put your offer above other ones. And a lot of times, people don’t realize this, but reputation matters, sometimes more than money.
If it’s me against an unknown agent, even if the unknown agent offers more money, most agents would prefer to work with me, due to my reputation of closing deals and not BS-ing around.

Step 2: Meet with a lender
This person’s job is to get you financing, to get you a home loan and to make sure you understand all the costs and fees involved. They’re going to review with you the final payment, exactly what it includes and now you know exactly what you’re spending down to the penny.
After you meet with a lender and deliver all your documents, you’re now pre-qualified for a loan and you’re ready to start your home search.

Step 3: Start the Home Search
At this stage, your agent should be sending you all sorts of listings in the area and you should be reviewing these with your agent. So this way, you understand what homes you’re looking at and why you’re looking at them?
Once we find a couple homes that you like, we have to schedule an appointment with the owners to get you on the inside and take a look at these things to make sure they’re everything that the photos show they are.
After you’ve seen some homes that you’re really liking and you’re happy that you found one or two, you’re going to want to submit a solid offer.
Step 4: Submit a solid offer
You’re going to want to make sure you review once again the payments for that particular home, anything you should know about before you put in that offer, and now you’re able to put in the best offer possible.
A lot of times I like to know more about you and this is through the whole process I get to know you and your situation and we can compose a great letter talking about who you are as a person and why the owners should select you as the person they sell it to.
Sometimes these houses have multiple offers and you want to make sure you’re the best one. Now I help out with this process and actually create a whole package, talking about how awesome you are, how qualified you are, telling your history, telling your background plus if they don’t know me, I make sure they get to know me and my history, my track record of success, and that’s what’s going to put you at the forefront of all the other offers. After I work hard to get your offer accepted, we’re ready to open up Escrow.

Step 5: Open Escrow
Now that you have an escrow open, you have to deliver your deposit and then the deal is officially yours.
Now, once you’ve got this house, we’re going to review some paperwork and disclosures that the sellers have to give us. And you’ll also want to lock in your interest rate. You’ll work with your lender to make sure when is the best time to lock your rate. And now that interest rate is set until we close. Now we’re underway with escrow.

Step 6: In Escrow
We’re going to do a series of inspections to make sure there’s nothing major or no major problems that are going to cause you thousands of dollars and endless headaches.
So we’ll get a home inspector, he’ll crawl underneath the house or look at the foundation. He’ll go into the attic and make sure there’s no roof leaks. And now with this information, I’ll review it with you and we can negotiate on the price or possibly negotiate repairs, if needed. Now that we’ve done our inspections and negotiated repairs, we’re ready to get this deal done.
Step 7: Closing
You’ll bring in the rest of the funds to close, you’ll sign your loan documents and we’ll also do a final walkthrough to make sure there’s no new damages that we’re not expecting. And of course once it’s closed I make sure you get the keys and it’s time to celebrate.
