So what happens is if there’s a fixer upper, and there’s no heater, something like that, something really basic. A heater might be $1,200 to install but there’s no heat, no loan, that’s how real estate works unfortunately. So if you went to a major bank, your local branch and said, “Hey, I want to buy this house with no heat”, they are going to laugh at you out the door. So the second the appraiser comes in says “There’s no heat, loans done”

So how can you purchase a home with no heat?  Well, very easy with this renovation loan

How it works is the bank gives you the money to buy the house, plus gives the money to a contractor to put in the new heater for you. Now you’ve got a beautiful home with nice heat and you’ve saved tens of thousands of dollars. This is just a brief example because what’s really cool is you can put in luxury items, you can redo your kitchen, you can put in a pool. You can even convert the garage into a little A. D. U. .
